The 2.2 million-sq-ft One Chicago build-out is expected to cost over $850 million and take around three years to complete. Goettsch Partners teamed-up with Hartshorne + Plunkard Architects to provide the design for JDL Development’s mixed-use project. The high-profile development will include a Whole Foods market, 100,000-sf Lifetime Athletic Club and hundreds of new residences.

Power Construction is general contractor for the development, which will consist of a 969-ft, 76-fl tower, as well as a 574-ft, 49-fl tower atop one giant office / retail / parking podium. Altogether, One Chicago will bring 812 new residences, 865 underground parking spaces, 55,000 sq-ft of office space and 188,000 sq-ft of retail to the River North neighborhood.

One Chicago’s main tower, at the southeast corner of the lot, will contain 276 luxury apartments and 77 luxury condos. The shorter tower, at the opposite end of the lot, will contain 459 more rentals.

Residents of these high-end River North condos and apartments will be close to nightlife, shopping on the Mag-Mile and some of the best restaurants in Chicago, like Brindille. Chicago Cut, RPM and other great Chicago steakhouses are also located within a few blocks of One Chicago.

Tenants will have shared access to a multitude of amenities from a top-of-the-line fitness center and wellness center to a spacious, tenth-floor outdoor deck with sweeping views of the Chicago skyline.

This project encompasses nearly an entire River North city block and replaces a parking lot previously owned by the Archdiocese of Chicago for use by Holy Name Cathedral. The lot was sold to JDL in 2017 for a reported $110 million to make way for the massive development.

One Chicago is located near several other recent major real-estate development projects, including the Bush Temple of Music restoration / addition as well as the Hilton Home2 Suites and Eight O Five build-outs.

Estimated completion: 2022
