South Loop residential tower designed by SCB with tech-savvy clients in mind

South Loop apartments- 1001 South State is a 510,000-square-foot residential tower designed by Solomon Cordwell Buenz. Built between December, 2014 and August, 2016, this 41-floor, LEED-certified green building features 397 luxury rental units as well as 248 parking spaces. 

Walsh Construction Company acted as general contractor for the Golub & Co. and CIM Group joint development.

1001 South State construction consists of a cast-in-place concrete structure and window wall exterior. The building features painted architectural concrete, balconies, architectural louvre systems, high-performance spandrel glass, channel glass and perforated metal screen walls.

Walsh drove approximately 70 linear feet of sheet piles to a depth of 30 feet around the border of the property for this project. Also, approximately 65 caissons were drilled to a depth of between 65 and 90 feet beneath the building. Post-tension construction employed for first five floors (parking podium and amenity deck) of 1001 South State while other conventional reinforcing used for the rest of the building.

One of this 350,000sf tower's more unique amenities is a vertical garden. Tenants have access to herbs and other small plants that can be grown in this freestanding, 'Living Biowall.' Other amenities include a large sundeck, a fitness center, yoga studio, charging station for electric vehicles, dog grooming space and a dog run area.

The building's 'Makerspace' offers a Nomad 833 Pro CNC milling machine as well as a Glowforge 3D laser printer for resident access.

Individual residential units feature washer / dryer set-ups, floor-to-ceiling windows, stainless-steel appliances and keyless entry. Completed in August, 2016, 1001 South State offers a combination of studio, 1-bedroom, 2-bedroom and 3-bedroom units.

In a partnership with Columbia College's Wabash Arts Corridor program, 1001 South State commissioned Justus Roe to create the abstract mural adorning the building's south wall. Roe's large-scale mural measures 60 feet tall and 125 feet wide. On cement, the artist used acrylic and latex paint. Mural budget: $120,000.
