1920’s-era Fulton Market Cold Storage building transformed into state-of-the-art office space to host Google’s Chicago headquarters

Sterling Bay has been developing and flipping high-ticket Fulton Market-area real-estate at a steady pace throughout the current development boom. HPA designed Sterling Bay’s ambitious redevelopment plans at 1000 W Fulton Market, which involved a complete gut-rehab of the 10-floor, decommissioned Fulton Market Cold Storage building, as well as a 7-floor addition next door. The project, called 1K Fulton, now hosts SRAM’s world headquarters, Google’s Chicago headquarters as well as office space for several other major organizations.
1K Fulton offers all the traditional comforts of a large, high-volume office building such as a fitness center and rooftop deck. Several restaurants and retailers are located onsite, as well. Electric car charging stations are located within the building’s parking garage.
1K Fulton is a WELL-compliant development. The International WELL Building Institute recognizes buildings and communities implementing measures and features that promote human health and wellness.
Developers also obtained LEED certification for 1K Fulton. Upon completion, the Energy-Star-rated, green building achieved LEED-Gold core and shell certification as well as LEED-Platinum EBOM certification.
Linn-Mathes and McHugh Construction acted as general contractors for the 531,000-square-foot 1K Fulton project. McHugh was tasked with the concrete pour for the addition as well as concrete repair for the old Fulton Market Cold Storage building, which was originally built in 1923.
Everything from butter and eggs to pickled hams were stored in Fulton Market Cold Storage Company’s giant facility at the corner of Fulton Market and Morgan up until 2012, when the company moved operations to Lyons, IL. The facility thrived for decades because of its sheer size and proximity to transportation and rail lines, despite advances in refrigeration.
