New development by CMK Companies will add 261 rental units to the South Loop

CMK Companies is developing a two-building, residential project at the corner of 14th and Wabash in the South Loop. This project, named Coeval, will add 261 new apartments, 95 parking spaces and 8,210 square-feet of new street-level retail to the bustling neighborhood.

Coeval will consist of one, 16-floor building at 51 E 14th and one, ten-floor building at 1419 S Wabash. The taller building will be 210,644 square-feet in size, while the smaller will be a mere 56,901. Both structures will be connected to each other at the bottom floors.  

Pappageorge Haymes Partners designed the two-tower project and included an abundance of amenity space. The third-floor indoor and outdoor amenity deck is shared by and connects both buildings. Rooftop space will also be available.     

A Columbia College low-rise theater building was demoed to make room for the new South Loop apartments. Columbia sold the low-rise and adjacent empty lot to CMK for approximately $6.5 million in 2017. Developers were quick to break ground on the development soon thereafter in 2018. 

Coeval features cast-in-place concrete construction, floor-to-ceiling windows and a blue roof system designed to eliminate the need for a traditional stormwater retention system below-ground.
